July Single-Family Permit Gains

Over the first seven months of 2021, the total number of single-family permits issued year-to-date (YTD) nationwide reached 681,949. On a year-over-year (YoY) basis, this is a 29.7% increase over the July 2020 level of 525,623.

Year-to-date ending in July, single-family permits increased in all four regions. The Northeast region reported the strongest increase of 32.2%, followed by the South (+30.4%), the West (+29.8%), and the Midwest (+25.8%). Multifamily permits were robust across the country in July compared to last year; the West (+28.2%), Northeast (+25.6%), the South (+18.0%), and the Midwest (+15.7%).

Between July 2020 YTD and July 2021 YTD, all 50 states and the District of Columbia saw growth in single-family permits issued. The District of Columbia recorded the highest growth rate during this time at 226.1% from 69 to 225. The 10 states issuing the highest number of single-family permits combined accounted for 62.4% of the total single-family permits issued.

Year-to-date, ending in July 2021, the total number of multifamily permits issued nationwide reached 328,483. This is 21.5% ahead over the July 2020 level of 270,338.

Between July 2020 YTD and July 2021 YTD, 38 states recorded growth while 12 states and the District of Columbia recorded a decline in multifamily permits. New Mexico led the way with a sharp rise (295.8%) in multifamily permits from 427 to 1,690, while Connecticut had the largest decline of 45.7% from 1,708 to 927. The 10 states issuing the highest number of multifamily permits combined accounted for 63.2% of the multifamily permits issued.
